Atlanta “Not So Big House” Design

This custom “Not so Big House” design has a great story behind it. Located on a tight corner lot in the Lynwood park neighborhood of Brookhaven, the concept behind the design is a home that looks as if it has been here for decades.  Additionally, it appears as if the neighborhood developed around it.

The Home Design

A southern facing front porch orients the house towards the corner and creates a side entry porch from the east facade similar to a Charleston home. A tight budget led to a simple plan composed of 2 forms, taking into account conventional lumber dimensions to minimize construction waste and account for every square inch. The 5 bedroom 4 bath house is only 3000 square feet. The home includes, a full basement planned for future expansion as the family grows. The homes rooms are compact and sized comfortably with no wasted space. An open kitchen and living room with 10′ ceilings makes the space feel large for entertaining. A large front porch, 2 side terraces, and an upper patio encourage indoor outdoor living to make the family spaces feel even larger. Lastly, smaller kids bedrooms and bathrooms help keeps the footprint of the home under control.

Lifetime Home

This Lifetime Home features a designated area for a future elevator, planned rooms for future kids, multi-use rooms that can function as an office or guest bedroom, and several other “Not so Big House” ideas  to maximize spatial impact of such a small home. Despite it’s small size, we didn’t sacrifice on exterior and interior detailing. Detail is important to make this home feel as if it were a true original southern colonial.
