A simple southern vernacular appearance located at the front of the home satisfies the requirements of the neighborhood design covenants and pulls inspiration from the simple, historic structures found in nearby rural Georgia. Secondly, a much more modern look and feel at the rear of the home facing the lake satisfies the owners desire for modern details and interiors and takes advantage of the beautiful setting. We opened up the elevation with large expanses of glass to take advantage of the views, provided large overhangs to protect the home and create a low maintenance exterior, and exposed the timber rafters to give a rustic detail to the simple design.
The home will feature several passive house concepts including an exterior layer of insulation that provides a thermal break, a wall sheathing that includes insulation and a vapor barrier to minimize air infiltration, super insulated walls and roof, high efficiency glazing, and a smaller higher efficiency HVAC system that includes a ERV and multiple mini-split systems with minimal hard duct runs. All these features will provide the owner with long-term savings and most importantly, allow them to use much less energy. The project received a Marvin Window Red Diamond national award in 2014.
