Since 1998 our process has evolved capturing our 10 principles into a milestone approach for design and execution of custom architecture. Our process follows a step by step progression which has allowed us to produce successful projects consistently. We follow milestones to success in order to deliver a tailored project with a construction strategy that preserves client leverage as long as possible.
Our three step process:
Projects that are not viable in budget, design solution, or comparable in today’s market should not be pursued. Our first step is to determine Viability.
Before we engage, we will provide a 10 question document to help organize your thoughts to prepare for our first meeting to look at the existing conditions of the project. After the meeting we document your project requirements (program), prepare a construction budget, and generate a total project budget.
After you engage, we work to determine VIABILITY as early in the process as possible based on the new design solution. We determine if the project is viable in terms of the desired program, the design concept, if the required budget compares to current real estate market conditions, and if specific code and zoning requirements allow for it. We give you the information needed to make a decision on whether or not to proceed to the next step: Contractor Selection.
We like to engage a contractor midway thorough the design process to be a part of the team in order to keep the project in budget as more detail is added to the drawings. We create a detailed pricing set for the building exterior that also includes allowances for interior finishes, appliances, cabinets and fixtures. Often, the pricing package is bid to a select number of contractors in order to keep costs competitive. We manage the pricing process by answering any contractor questions and by evaluating and comparing the bids so we can help advise you on the decision. At the end of step 2 the contractor becomes a part of the team as we all work towards the budget goal and go into the next step: Construction.
Construction has two levels of commitment:
In the first level we want to keep your leverage as long as possible and eliminate any unforeseen costs. You will engage the contractor for a small fee to work with vendors and sub contractors to provide final fixed pricing for the building exterior and all major systems. The agreement says you have the right to pull out of the project if the contractor can’t provide a fixed price that agrees with the budget goals established at the end of step 2. Simultaneously, we work with you and the contractor’s vendors to convert the allowances to actual product selections. We combine the contractor pricing with the selected allowances to become the contract cost for the Owner/ Contractor agreement.
In the second level of commitment you will sign the Owner/ Contractor agreement based on fixed shell and selected allowance costs. During construction we continue to preserve your leverage by certifying pay requests based on completed work. We organize the remaining decisions in the right order to coordinate with the construction schedule and stay on top of quality control during our bi-weekly construction meetings.
