Tear Down vs. Renovate Analysis

We’re there when you’re making the important decision whether to tear down or renovate existing properties, using an analysis of zoning & code compliance, owner needs, project cost and resulting equity to make our recommendation. Our goal is to facilitate major decision-making before starting full-fledged design.

Owner needs analysis
Interview owner at the property to gain insight into initial ideas. Write-up of needs for review and comment.

Zoning & code compliance review
Conduct an investigation into the uses and restrictions that apply to land development for existing structures vs. new on the same lot to determine if there are benefits for grandfathered conditions.

Design feasibility
Develop preliminary design to determine the extent of the renovation and new construction.

Comparison budgets
Create budgets of both renovation and new work with an equity calculation for pre- and post-project owner equity for comparison purposes.

Recommendations
We meet with you to go over the information and to make a recommendation that makes sense for you.
