We’re there for you—before we even begin. We produce a budget and preliminary post-project equity calculation before work starts to assure a project candidacy…and a good partnership upfront.

Step 1 / Preliminary Design
First, we gather information to start work, including surveys and as-built drawings. Analyze the site. Produce plans and exterior elevations of the design. Revise and validate the preliminary budget to agreed-upon scope of work.

Step 2 / Pricing
Next, we add pricing information to preliminary drawings to create a pricing package. Recommend the best contractor for the project. Recommend breakdowns in the scope of work for the contractor to price separately. Recommend additive and deductive alternates for the contractor to price. Answer contractor questions. Meet with you and the contractor for pricing presentations. Help you determine the best contractor for the project and create best scope of work for the budget. Handle jurisdictional approval.

Step 3 / Construction
Finally, we produce a base permit set of drawings of the approved scope of work. Tailor a package beyond the base permit for drawing according to client and project need for interior details, lighting and systems and finish information. Finalize project specifications. And, we follow through to the end of construction.
